Driven by evolving building codes, rising interest in sustainability certifications, and mounting environmental challenges, net-zero buildings—designed for superior energy efficiency, reduced carbon impact, and enhanced climate resilience—are increasingly becoming a core objective in new construction projects. Net-zero buildings are typically defined by stringent performance-based metrics. Achieving these targets in practice depends heavily on carrying design performance expectations through to construction. Clear project specifications are essential to ensure these objectives remain a priority while allowing flexibility for cost-effective substitutions.

 This presentation will:

• Highlight common net-zero targets and design strategies.
• Discuss Net-zero certifications (Passive House), high-performance components (glazing, mechanical systems) and commissioning (air leakage testing) through project examples
• Explore considerations for integrating net-zero performance and quality assurance expectations into project specifications.

Neil assists project teams to achieve Net-Zero targets through extensive analysis and the use of high-performance building enclosures. Neil is heavily involved in research with manufacturers, industry groups and government bodies and has helped influence building policy and best practices on carbon reduction, energy use and climate resilience across North America.
